Defect List (Construction)

A defect list records what is damaged, how much and what needs to be done. It is the starting point for a repair estimate and the evidence in a warranty claim. Add each defect as a row, attach photos and download a formatted document.

How to fill in each row

  • Element — where exactly: "roof above entrance 2", "column C-4, 3rd floor".
  • Defect — what you see, without conclusions: "cracks up to 2 mm", "membrane blistered over 45 m²".
  • Quantity and unit — measured, not estimated by eye if you can avoid it. The quantities feed straight into the estimate.
  • Recommended works — what to do: replace, repair, clean, reinforce.

Photos make the list credible

Take a general photo of the area and a close-up of each defect, with a tape measure or crack gauge in the frame where possible. Add up to 10 photos with captions; they are placed in a "Photographs" appendix at the end of the Word file. Photos are processed in your browser and are not uploaded to our server.

Who should sign

Usually a commission: the client or owner, the contractor or maintenance company and, for serious defects, an engineer. List the members one per line — the signature block is built from the same list.

Frequently asked questions

What is the difference between a defect list and an inspection report?

An inspection report describes the condition of an object as a whole. A defect list is a table of specific defects with quantities, used to plan and price repairs.

Can I use it for a warranty claim?

Yes. A defect list signed by both parties with photos is standard evidence. Attach it to your claim letter.

Does the form remember the site and commission?

Yes. Within one browser tab the site, date and commission are carried over between construction tools, so you don't retype them.

Can I insert it into our company form?

Yes, use "Approved form" with tags. The defects table repeats automatically using {{#дефекты}}…{{/дефекты}}.
