Building Inspection Report

Whether it is a scheduled check, an inspection after a leak or acceptance of finished work, the report should be clear enough that someone who was not there understands the condition of the object. Choose the object type and the form suggests what to check.

Built-in checklists

When you choose the object type, the "Findings" field is filled with a checklist:

  • Roof — covering, abutments, drains and gutters, valleys and eaves, signs of leaks.
  • Facade — finish, joints around windows, sills and parapets, damp stains, fixings.
  • Utility networks — pipe corrosion and leaks, insulation, valves, supports, chambers, meters.
  • Premises — ceilings, walls, floors, windows and doors, building services.

Replace each line with what you actually found. Lines you did not check are better deleted than left empty.

Write findings, then conclusions

Keep observations and conclusions separate. "Water stains on the ceiling of flat 36" is a finding; "the roof leaks above flat 36" is a conclusion. Inspectors and courts trust reports that make this distinction.

Reason for the inspection

Mark whether it was scheduled, after an incident or for acceptance. After an incident, record the date of the event and what was done immediately — it matters for insurance.

Frequently asked questions

Who can sign an inspection report?

The members of the commission who actually inspected the object. For structural conclusions, a qualified engineer should sign.

Can I add photos?

Yes, up to 10 with captions. They go into a photo appendix in the Word file.

Does it work for apartments?

Yes. Choose "Premises" for flats, offices and other rooms.

Can I create a defect list from the same data?

Yes. The site, date and commission are carried over when you open the defect list in the same tab.
