Scope of Works for Construction and Repair
A clear scope of works is how you get comparable quotes from contractors and avoid "that wasn't included" later. Describe the site, list the works with quantities, set the schedule and quality requirements, and download the document.

List works with quantities
Write one item per line with a quantity and unit: "strip old roofing — 45 m²", "replace roof drains — 2 pcs". Contractors price quantities, not intentions. If you are unsure of the quantity, measure first or make a defect list — it gives you the numbers.
Materials and quality
Say whether materials are supplied by the contractor or by you, and which brands or standards are acceptable. In the quality section, state how the work will be accepted — hidden works certificates, tests, a final certificate — and the warranty period.
Schedule and budget
Give realistic start and end dates and mention restrictions: working hours, access, occupied premises. An estimated budget is optional; including it helps contractors propose a suitable solution, leaving it out gives you more open quotes.
Frequently asked questions
Is a scope of works the same as a contract?
No. It describes what must be done and is usually attached to the contract as an appendix.
Can I use quantities from a defect list?
Yes, that is the best source. Copy the defects and quantities into the scope.
Who approves it?
The client approves it; the contractor signs that they agree with it before pricing or starting work.
Can I use my company's template?
Yes, choose "Approved form" and upload your .docx with tags.
